A sample of facts about a property that a seller in many states will have to disclose to a buyer.*

 

1.    Any corrections or a repair that have been done or others have done for you and that you believe the problem has been fixed.

2.    Problems with the roof such as leaks, and repairs.

3.    Problems with plumbing such as leaks, backups, or basement flooding.       

4.    Cracks in walls, fireplace, chimney, and foundation.

5.    Any condition that cause mold and mildew.

6.    Any estimate of work that needs to be done but you failed to have done.

7.    If failed inspection within last 2 years.

8.    Lead paint disclosure pre 1978.

9.    Radon Gas disclosure.

10.  Improvements done without legal permits. 

11.  Known presence of asbestos.

12.  Parking problems.

13.  Disputes that concern the property such as boundaries.

14.  Any soil or drainage problems. Even if all right at the present time.

15.  Safety hazards like slippery floors, cracked shower door, or loose railing on balcony.

18.  In some states a death in the home in the last 5 years. 

19.  The age of all appliances.

20.  Multiple layers of roofing material.

21. anything in "as is condition" or items still under warranty.
